    How CCA Grant works

The Closing Cost Assistance Grant is a grant from Virginia Housing. It is up to 2% of the price, based on the lesser of the price or appraised value, with a Virginia Housing VA Bond or RD Bond first mortgage.

It covers closing costs, discount points, prepaids and the VA funding fee or RD guarantee fee. It cannot be used for the down payment, and it may be reduced if it is more than your closing costs.

You must be a first-time buyer unless you are buying in a targeted area, have whole-household income within the grant limits, and have a minimum score of 620.
